MEDIA ADVISORY: The Nevada Attainable Housing Council To Announce 2025 Nevada Attainable Housing Account Awards

Tomorrow morning, the Nevada Attainable Housing Council will reveal the 2025 award recommendations from the Nevada Attainable Housing Account (NAHA), established by the Nevada Housing Access and Attainability Act through Assembly Bill 540 (AB 540) in the 83rd (2025) Session.

BACKGROUND: The Nevada Attainable Housing Account (NAHA) established by the Nevada Housing Access and Attainability Act appropriated $133 million dollars to support the expansion of attainable housing opportunities for low and moderate-income households, including funding for the three key areas:

• Development Opportunities ($83 million)
• Homeownership Opportunities ($25 million)
• Local Government Matching Fund ($25 million)

Following the adoption of the 2025 NAHA Allocation Plan, the Housing Division and Nevada Rural Housing began implementing $18 million and $4 million, respectively, for homebuyer assistance to support 1,100 essential workers, as defined in the act, across Nevada. The remaining balance of $111 million was made available to applicants based on the Allocation Plan.

Section 15 of the Act established the Nevada Attainable Housing Council to provide strategic guidance and oversight of the NAHA Allocation Plan. As part of this role, the Nevada Housing Division has prepared its recommendations for the 2025 Nevada Attainable Housing Account Awards, which will be announced tomorrow.

PROJECTS RECOMMENDED FOR AWARDS:  

• 358 For Sale Attainable Homes
• 1,208 Multifamily Attainable Rental Apartments including 2 Supportive Housing Developments
• $30,860,503 NAHA funds to Southern Nevada
• $20,979,476 NAHA funds to Northern and Rural Nevada

The average leverage ratio of NAHA funds to other funds (excluding other state funds) is 11.5. For each dollar of NAHA deployed, $11.50 of other funds are activated 

This leaves $46.8 million remaining in NAHA funds available for a second round of funding recommendations later in the year.
